"Baan Sabai", "we", "us", or "our" refers to the Baan Sabai residential community, operated from Hang Dong, Chiang Mai, Thailand.

"Services" refers to the residential living arrangements, activity programmes, and care support described on this website.

2. Acceptance of Terms
Use of this website constitutes acceptance of these Terms and Conditions. You must be at least 18 years of age, or the legal guardian of a person seeking residency, to submit an enquiry or enter into any arrangement with Baan Sabai.
If you are acting on behalf of another person — for example a family member enquiring about residency — you confirm that you have the authority to bind that person to these terms.
3. Service Description
Baan Sabai offers non-medical residential accommodation for seniors in Hang Dong, Chiang Mai. Our three living arrangements — Comfortable Residential Living, Active Lifestyle & Social Engagement, and Premium Suite & Companion Care — provide accommodation, meals, housekeeping, and varying levels of companion support.
Baan Sabai is not a medical facility, nursing home, or licensed healthcare provider. We do not provide clinical nursing, medical diagnosis, or therapeutic treatment. Residents requiring medical care are supported in accessing external healthcare services.
Service availability is subject to room occupancy. Baan Sabai reserves the right to modify the services offered, subject to reasonable notice to current and prospective residents.
4. Website Use & User Responsibilities
You agree to use this website only for lawful purposes. You must not use it in any way that causes, or is likely to cause, damage to the website or impairment of its availability or accessibility, or in any way that is unlawful, illegal, fraudulent, or harmful.
Prohibited activities include, but are not limited to: submitting false enquiries, attempting to access restricted areas of the site, transmitting unsolicited marketing communications, introducing malicious code, and scraping or copying content without written permission.
The information you provide through our enquiry form must be accurate and truthful. Providing false information may result in your enquiry being disregarded.
5. Intellectual Property
All content published on this website — including text, photography, design layouts, icons, and the Baan Sabai name and visual identity — is the property of Baan Sabai or its content licensors and is protected under applicable Thai and international intellectual property law.

All prices displayed on this website are quoted in Thai Baht (฿) and are inclusive of the services described for each living arrangement. Prices are subject to change and the current rates will be confirmed in writing at the time of any residency offer.
Formal payment terms, deposit requirements, and any additional charges are set out in the separate Residency Agreement provided to prospective residents before occupation. This website does not constitute a binding offer or contract of residency.
Where applicable, refund terms will be clearly stated within the individual Residency Agreement. We do not accept refund requests based on information presented on this website alone.
7. Disclaimers
This website and its content are provided "as is" and "as available" without warranties of any kind, express or implied. While we take reasonable care to ensure the accuracy of information published here, we do not guarantee that all content is complete, current, or free of errors.
